§ 701. Large-scale development.

  • 701.1 The standards and requirements of these regulations may be modified by the planning commission in the case of a plan and program for a new town, a complete community, or a neighborhood unit, which in the judgment of the planning commission provides adequate public spaces and improvements for the circulation, recreation, light, air, and service needs of the tract when fully developed and populated and which also provides such covenants or other legal provisions as will assure its development.

    701.2 A comprehensive group housing development including the construction of two (2) or more buildings together with the necessary drives and ways of access and which is not subdivided into the customary lots, blocks and streets, may be approved by the planning commission, if, in the opinion of the planning commission, any departure from the foregoing regulations can be made without destroying the intent of the regulations. Plans for such developments shall be submitted to and approved by the planning commission and may be approved subject to conditions set forth by the commission. A comprehensive group housing development shall not be acceptable within this variance unless situated on a minimum of three (3) acres or more of land.
